THE PUGET INSPECT APPROACH

Thorough in the details.
Human in the explanation.

We believe an inspection should help you understand what you’re looking at, why it matters, and what questions to ask next.

01 / LOOK CLOSELY

Understand the condition.

A visual, non-invasive look at the property’s accessible systems and components, with the inspection’s scope and limitations explained.

02 / MAKE IT CLEAR

Put findings in context.

Understand observed concerns, where further evaluation may help, and how to read the findings without getting lost in unfamiliar terms.

03 / MOVE FORWARD

Know what to ask next.

Use the inspection to guide conversations with your agent and qualified specialists, and make decisions with a clearer view of the property.

A HOME IS MORE THAN ITS FIRST IMPRESSION

From the roofline
to the foundation.

Explore the kinds of systems and components addressed in a residential inspection.

Accessibility, safety, property conditions, and the signed agreement determine the actual scope. An inspection does not reveal every hidden defect or guarantee future performance.

Roof & exterior 01

Accessible roof coverings, drainage, exterior surfaces, and visible conditions that may affect the home.

Structure & foundation 02

Visible and accessible structural components, including foundation and framing conditions within the inspection scope.

Electrical & plumbing 03

Accessible systems and components, with observed concerns documented and specialist evaluation recommended where appropriate.

Heating, cooling & interiors 04

Accessible heating and cooling equipment and interior components, subject to operating conditions and inspection limitations.

Attic, insulation & ventilation 05

Accessible attic areas, visible insulation and ventilation, with access limitations described in the report.

COMMERCIAL PROPERTY INSPECTIONS

Know the building.
Plan with perspective.

Commercial properties come with different systems, uses, access requirements, and priorities. Each inspection begins with an agreed scope tailored to the property and the purpose of your assessment.

01 / BUILDING CONDITION

Look at what matters.

Discuss a visual review of accessible building components such as the roof, exterior, structure, electrical, plumbing, and heating or cooling systems, as appropriate to the agreed scope.

02 / DECISION SUPPORT

Put observations to work.

Use documented observations to inform purchase discussions, maintenance planning, and questions for qualified specialists. The report’s scope and limitations are explained for your project.

03 / PROJECT PLANNING

Start with the right brief.

Share square footage, building age, occupancy, intended use, access arrangements, available property records, and your deadline. Any additional testing or specialist evaluations are agreed separately.

BEFORE WE GET STARTED

A few good
questions.

What does an inspection tell me?

It documents observed conditions of the accessible systems and components within the agreed scope at the time of inspection. It can help identify concerns and where further evaluation is appropriate.

Does a home pass or fail?

A private home inspection reports conditions; it is not a pass-or-fail certification. What those conditions mean for your purchase or maintenance decisions depends on your situation.

How does a commercial inspection work?

We start with your property details and objectives, then confirm the areas and systems to be reviewed, access arrangements, report scope, timing, and fee in a written agreement. Ask about the suitability of your building and any specialist requirements before booking.

How is the inspection priced?

A quote can account for the property’s size, age, type, location, and agreed services. Commercial quotes also consider building use, system complexity, occupancy, access, and project objectives. Final fees and the scope of work are confirmed before booking.

What should I have ready when requesting a quote?

The property address, approximate square footage and year built, property type, preferred dates, and any inspection deadline. Add any known access constraints or specific concerns.

Can you find everything behind walls?

No. A standard home inspection is visual and non-invasive. Concealed conditions and inaccessible areas have limitations, which should be explained in the agreement and report.
