Puget Inspect — Home & Commercial Inspections

MOLD TESTING & WATER DAMAGE

Follow the moisture.
Understand the concern.

A stain, musty odor, or recurring leak is a reason to look closer. Puget Inspect offers moisture-focused inspection and mold sampling/testing for homes and commercial properties.

STANDALONE MOLD TESTING

$400

Includes two samples, a visual inspection, and a moisture assessment.

With a home inspection: $150. Mold testing is also available with a home inspection; the sampling scope is confirmed when booking.

Additional samples or an expanded scope are quoted and agreed before booking.

Start with the water.

Leaks, condensation, poor drainage, and inadequate ventilation can leave building materials damp. EPA guidance emphasizes correcting the moisture source; cleaning visible growth alone may not prevent it returning. EPA’s moisture guide ↗

01 / OBSERVE

Look at the clues.

We review accessible areas for visible staining, deterioration, suspected growth, and conditions that may warrant further moisture investigation.

02 / SAMPLE WITH PURPOSE

Answer a specific question.

We discuss whether sampling is useful, which areas are included, the testing method, and how results will be reported. Sampling locations, testing method, and turnaround are confirmed before the visit.

03 / UNDERSTAND

Plan the next step.

Findings may point toward plumbing, roofing, ventilation, drying, or a qualified remediation specialist. Inspection and sampling do not include repairs or cleanup unless separately agreed.

Is mold testing always needed?

No. EPA says sampling is usually unnecessary when visible mold growth is already present. Testing should answer a defined question rather than delay addressing a water problem. There are no EPA or other federal limits for mold spores that provide a universal pass/fail result. Read EPA’s testing guidance ↗

A sample represents its location and collection conditions. It cannot rule out all hidden growth or certify that a property is safe for every occupant. A visual inspection also cannot identify every concealed defect.

When water damage needs prompt attention.

EPA recommends drying water-damaged materials within 24–48 hours to help prevent mold growth. Significant damage, contaminated water, or suspected HVAC contamination calls for appropriately qualified help. Avoid disturbing suspected hidden growth. An inspection appointment is not an emergency drying or remediation service. EPA’s water-damage and cleanup guidance ↗

For renters and property owners.

Renters should promptly report leaks and moisture concerns to their property manager and keep dated records. We can help document accessible conditions; building access and any sampling permissions must be arranged before the visit. For health concerns, speak with a healthcare professional; inspection and testing do not diagnose illness.
